MessyFinancial — for first-time buyers

You're four numbers away from knowing if you can actually buy a house.

Not a credit-repair scheme. Not a lecture. Just the four numbers every lender looks at — explained by someone who lost it all once and built it back.

The mess

Money math is embarrassing. Until someone just shows you.

Nobody sits you down and explains how buying a house actually works. So you Google it at 11pm, get ten conflicting answers, and quietly decide you're probably not the kind of person who gets to own a home.

You're not behind. You were never shown the numbers. That's the whole problem, and it's a fixable one. No condemnation here for not already knowing — that's literally the point of this place.

The framework

Four numbers. That's the whole game.

Every lender on earth is really just looking at these four things about you. Once you can see them, the fog lifts.

Number one

Income

What you actually bring home — and the way lenders count it, which isn't always the way you do.

Number two

DTI

Debt-to-income. The quiet number that decides more than your salary ever will. We'll find yours.

Number three

Credit score

What it actually means, what moves it, and what people swear moves it but doesn't.

Number four

Cash to close

The money you really need on the table to get the keys — usually a lot less than the internet told you.

What you get

The Four Numbers Kit

  • The Four Numbers spreadsheetPlug in your real life, see exactly where you stand in about ten minutes.
  • A plain-English walkthrough of each numberNo jargon, no shame, no assuming you already know the lingo.
  • The "am I actually ready?" gut-checkAn honest read on where you are today — not a sales pitch dressed up as one.
  • What to fix firstIf a number's off, you'll know which one to work on and in what order.
Why a spreadsheet It's built in a spreadsheet because that's where the truth lives. No app to download. No login. No data harvested. You open it, you see your numbers, it's yours to keep.
Why me

I've seen both sides of these numbers.

I'm Chris. I've spent 40 years in real estate — so I know the spreadsheet side of buying a home cold.

I also lost a home to foreclosure once and rebuilt from there. So I know the 2am side too: the shame, the avoidance, the feeling that the rules were written to keep you out. I'm a Dave Ramsey–trained financial coach and I've taught Financial Peace University.

I'm not here to sell you a fantasy. I'm here to show you the math and let you decide.

Honest fit

Who this is for.

This is for you if

  • You've never bought a house and don't know where to start.
  • You make decent money but have no idea if it's "enough."
  • You're a little scared to ask the question out loud.

This isn't for you if

  • You want a get-rich, no-money-down gimmick.
  • You're looking for someone to tell you only what you want to hear.
  • You'd rather keep guessing than look at the real numbers.
